Ulva Ferry Affordable Housing

<p class="ql-align-justify">Mull and Iona Community Trust is committed to helping those in housing need across our islands. Working with Ulva School Community Association, we have ambitious plans to build four homes at Ulva Ferry, which will be offered for long-term affordable let with secure tenancies and low heating bills.&nbsp;</p><p class="ql-align-justify"><br></p><p class="ql-align-justify"><strong>Housing Need </strong></p><p class="ql-align-justify">There is an evidenced need for affordable rental houses at Ulva Ferry. Like make rural parts of Scotland, the limited availability of good quality rental stock has led to a substantial population decline, increasing the fragility of the community.&nbsp;</p><p class="ql-align-justify"><br></p><p class="ql-align-justify">Provision of just four more houses will ensure there are more pupils in our primary school, more working age adults to boost local employment, and older residents won’t need to move away, making a stronger community overall. </p><p class="ql-align-justify"><br></p><p class="ql-align-justify"><strong>Community Led </strong></p><p class="ql-align-justify">Local residents are at the heart of this project, with the opportunity for all community members to have their say on every aspect from finalising the design of the houses to agreeing the allocation policy. The houses will be owned by MICT, as a private landlord, on behalf of the Ulva Ferry community, and will never be sold into private ownership. </p><p class="ql-align-justify"><br></p><p class="ql-align-justify"><strong>Donations Appeal </strong></p><p class="ql-align-justify">Essential infrastructure and construction costs in very rural, island, locations are exceptionally high: often 25% higher than in more urban settings. What makes us wonderful?

We recognise the selfless commitment made by fundraisers who train for months to run marathons, face their fears by jumping out of aeroplanes or open their homes to the community for charity bakes and coffee mornings. We believe the charities they support should receive EVERY PENNY from their fundraising efforts.

We also believe that Gift Aid (a scheme enabling charities to reclaim tax on donations made by UK taxpayers) should be directed IN FULL to the charities. This is why the Wonderful Organisation does not generate profit (or even cover costs) by deducting money from fundraisers' sponsors or Gift Aid contributions.
